The main variables are ceiling type (new-construction cans in an open ceiling are the simplest; retrofit cans in a finished ceiling with insulation above are the most involved), attic access, whether the existing circuit has capacity or a new circuit needs to be extended from the panel, can count, trim style, and dimmer/switching configuration. We give a firm written quote after seeing the ceiling.

Simple like-for-like fixture replacement in an existing box usually does not require a permit. Adding new circuits, running wire to new locations, adding recessed cans where none existed, and any outdoor lighting on new circuits generally do require a permit. We pull the permit whenever the scope requires it, and we won't work outside what the permit allows.

Yes. We install low-voltage landscape lighting — path, uplight, wash, and step lighting — including transformer sizing, buried cable runs, timer or photocell control, and smart-home integration where wanted. We also do line-voltage outdoor lighting: soffit lights, wall packs, and driveway/entry fixtures. Everything outdoors is wet-location rated.

For virtually every new install we do today, LED is the right answer — lower energy use, 25,000+ hour rated life, no bulb changes on high ceilings, and dimmable when paired with a compatible dimmer. Halogens and incandescents still exist for specific decorative fixtures, but for recessed cans and general room lighting, integrated LED trims are the modern standard and are what we install by default.

Yes, and this is where most DIY lighting jobs go wrong. Not every dimmer works with every LED fixture, and mismatches cause flicker, buzzing, and premature fixture failure. We select dimmers rated for the exact LED driver in your fixtures, and we're happy to swap in smart dimmers (Lutron Caseta, Leviton Decora Smart, etc.) if you want app or voice control.

Yes — hardwired under-cabinet LED strips or puck lights, with switches or dimmers where you want them. We prefer hardwired over plug-in because there are no visible cords and the switching stays with the room. We often coordinate with the cabinet or kitchen contractor so the wiring is ready before the cabinets go back up.

In most cases, yes. Experienced electricians fish wire through wall cavities and ceiling joists from attic or basement access, and use small strategic openings only where needed. Some patching is unavoidable in finished ceilings, but a well-planned job keeps it minimal. We scope patch count in advance so nothing about the finish work is a surprise.
